Objectives:
- Navigate LoanBeam’s Dashboard
- Upload tax returns to LoanBeam
- Classify and resolve missing document notifications

Recommended Audience:
- Anyone who assesses a borrower’s general Qualifying Income (e.g., Processor, Jr. UW, UW)
LoanBeam 101: Workbook Fundamentals & Basic Functionality
Objectives:
- Assess Qualifying Income using the LoanBeam Workbook
- Demonstrate an ability to adjust Qualifying Income using LoanBeam’s basic functions
- Understand LoanBeam concepts such as repeated groups, manual overrides, calculation methods, and “X to exclude/include” functionality
- Recognize the differences between QI templates (1084 vs. 91 vs. SAM)
Recommended Audience:
- Anyone who assesses a borrower’s general Qualifying Income (e.g., Processor, Jr. UW, UW)
LoanBeam 201: Advanced Workbook Scenarios & Troubleshooting
Prerequisite:
- Identify issues related to non-borrower income documents
- Demonstrate an ability to combine split repeated groups
- Compare the Distribution Method vs. Net Business Income
- Interpret a business’s liquidity/solvency using Quick Ratio and Current Ratio
- Reconcile business entity changes (e.g. Sole Proprietorship to LLC)
Recommended Audience:
- Anyone who finalizes Qualifying Income for a borrower (e.g., Processor, Jr. UW, UW)
Encompass File Prep for LoanBeam: Uploads & Downloads
Prerequisite:
- Navigate the Encompass Interface
- Upload tax returns to LoanBeam
- Classify and resolve missing document notifications
- Navigate LoanBeam’s Help Desk
Recommended Audience:
- Anyone who prepares files for underwriting (e.g Loan Officer, LOA, Processor)

Objectives:
- Identify key elements within the Freddie Mac Form 91 Excel Workbook
- Submit for Rep & Warrant relief via LoanBeam’s web-based dashboard and/or Encompass integration
- Classify and resolve missing document notifications
- Access Freddie Mac & LoanBeam Help and Training Resources
Rep & Warranty: Fannie Mae
Objectives:
- Identify the R&W amount from the Fannie Mae SEI 1084 Excel workbook
- Edit the FNMA SEI 1084 workbook without voiding R&W
- Submit the Rep & Warrant amount via Desktop Underwriter using Special Feature Code 777
- Access Fannie Mae & LoanBeam Help and Training Resources
LoanBeam Wage Fundamentals
Objectives:
- Navigate Wage Dashboard
- Upload Paystubs and W2s to LoanBeam
- Classify and resolve missing document notifications
- Use the Verification Wizard to verify income data
- Use Income Calculator to determine final QI
